It explains the eigenwoningforfait, the sum the Belastingdienst (the Dutch tax authority) counts as income because the home is your own. It covers your mortgage interest, and it covers the sell side for when you move on.

Deductible or not
Whether a home-buying cost is deductible depends on what it paid for, not on who sent the bill. Costs that financed the mortgage are deductible. Costs that bought the property itself are not.
That single line settles most of the confusion. The notary and the land registry each bill you twice. The part for the mortgage deed is deductible. The part for the transfer deed is not. Advice works the same way. Mortgage advice is deductible. Advice about the property itself is not.
