What we do

We already read your figures for your tax return. We use the same read for your mortgage file.

We prepare BV and freelance tax returns for thousands of entrepreneurs. Getting your figures ready for a lender is work we already do. Read how we handle a BV's tax return or bring your accountant's figures, both work.

Director-shareholder of your own BV: your salary, dividend and retained profit each say something different about your income. A lender wants to see how they add up, not just that they exist. Freelancer: your year reports carry the same weight a payslip does for a salaried buyer, once they are presented right.

You run the business. We prepare your figures and keep the tax return that follows in the same hands. Our associated company builds the lender file from them.

On a residence permit tied to your own BV? We explain how that fits alongside your income file. Lenders also ask about your permit and any Dutch credit history. Bring your residence permit and contract details to the first call.

Your situation

How is your business set up?

Two business set-ups and one financing route, with one starting point: your income file.

Director-shareholder

DGA with salary and dividend

As a DGA you set your own salary, under the gebruikelijkloonregeling, the usual-salary rule. In 2026 that is at least €58,000 for a full-time role. A lower amount is only allowed if you can show it is usual for your work. A lender can weigh that salary together with dividend and your BV's retained result. DGA is short for directeur-grootaandeelhouder, the owner-director of your BV. A BV is a Dutch private limited company.

Freelance / sole proprietorship

Freelance figures, summarised here

Freelancing or running a sole proprietorship? With NHG, one year of figures can already be enough, and mixed or foreign income can count too. The full freelance route, tenure by tenure, lives on our self-employed mortgage page. The NHG price cap for 2026 is €470,000, or €498,200 with energy-saving measures included. NHG stands for Nationale Hypotheekgarantie, the Dutch National Mortgage Guarantee.

Your BV as lender

Financing your home through your own BV

A DGA can borrow the money for their own home from their own BV instead of a bank. Structure it correctly, with a mortgage charge in the BV's favour and a market-rate interest. It then stays a normal eigenwoningschuld and keeps its mortgage-interest deduction. It also falls outside the €700,000 cap the excessief-lenen rules put on other loans from your BV. Excessief lenen is the Dutch limit on tax-free loans a BV gives its director. Getting the structure right for your own figures is where advice earns its fee. Eigenwoningschuld is the Dutch term for a home loan that still qualifies for mortgage-interest deduction.

Pricing

One fixed quote, agreed up front.

Every business is different, so your fee is set after the free mortgage call and confirmed in writing before the work starts. The mortgage advice itself comes from our associated company. We invoice the tax work ourselves.

The 30-minute mortgage call is free.

No lender commission received. You pay only the fee quoted to you. See how we're paid →

What sets your price

Your exact quote depends on your structure. A BV with salary and dividend reads differently from a sole proprietorship. A BV-financed mortgage adds a structuring step of its own. With NHG you also pay a one-off guarantee fee of 0.4% of the loan amount.

Frequently asked

Business owner mortgage questions, answered.

The questions we hear most from BV directors and freelancers in a first mortgage call. Yours not here? Ask your advisor

As a DGA, is my mortgage based on my salary or my BV's profit?
Usually your salary is the starting point, with dividend and retained profit weighed alongside it. Your salary as a DGA must meet the gebruikelijkloonregeling, the usual-salary rule: €58,000 minimum in 2026 for a full-time role. A lower amount needs proof it is usual for your work. Lenders vary in how much extra weight they give dividend or company result.
Can I borrow the money for my home from my own BV?
Yes, and done right it can work in your favour. Give the BV a mortgage charge on the home and keep the interest at a market rate. Do that and the loan stays a normal eigenwoningschuld with mortgage-interest deduction. It also falls outside the €700,000 limit the excessief-lenen rules set for other loans from your BV. This excessief-lenen rule caps how much a BV can lend its director tax-free. Talk the structure through with your advisor before you commit.
Can I get a mortgage with less than 3 years of figures?
Often, yes. With NHG you can qualify from one year of business activity, freelance or through your BV. An independent assessor then issues the Inkomensverklaring Ondernemer, an income statement lenders use in your application. Outside NHG, policies differ per lender. You find out which ones are flexible. Read more on the self-employed mortgage.
Does foreign income count toward my mortgage?
It can. Some lenders include foreign clients, foreign dividend or mixed income, others are cautious. You learn which lenders read an international BV or freelance picture well. We gather the proof they ask for. Have the 30% ruling? We include it in your file.
Can I get NHG as a business owner?
Yes, from 12 months of business activity. In 2026, NHG covers homes up to €470,000, or €498,200 when you finance energy-saving measures with the loan. You pay a one-off fee of 0.4% of the loan amount. You find out whether the NHG route fits your BV or freelance situation.
What does business owner mortgage advice cost?
A fixed fee, quoted in writing after your free mortgage call. The price depends on how your business is set up, and a BV-financed structure adds a step of its own. You're invoiced directly and lenders pay nothing. Dutch mortgage advisors may not accept commission (the provisieverbod, the Dutch ban on commission for mortgage advice). Our associated company sends the invoice for the mortgage advice. We invoice any tax work ourselves.
I already own a home. Can I refinance as a business owner?
Yes. Refinancing means switching your mortgage to another lender. With DGA or freelance income it works the same way. Your figures presented, the market compared. Read more on refinancing your mortgage.
Are you authorised to give mortgage and insurance advice?
TaxSavers advises on tax, not on mortgages, insurance or pensions. For those we work with A&H Finance, a trade name of New Business Group B.V. They hold the AFM licence (12017511) and they advise and arrange. We introduce you and take on the tax that follows.

Mortgage for business owners

Your figures are stronger than one bank sees.

One free call, 30 minutes. You leave knowing what is possible and what the next step is.

Mortgage advice is provided by our associated company A&H Finance. They advise you, arrange the mortgage and invoice you. Your agreement for this advice is with them and they are responsible for the service. TaxSavers introduces you and is not a party to that agreement. Do you have a complaint about the advice? Raise it with them first. If you do not reach a solution together, you can take it to Kifid. They are registered there and have accepted binding advice, so a Kifid ruling binds them. Kifid is the Dutch complaints board for financial services.
